The Wisconsin Realtors Association has released figures on statewide, regional, and county transactions, and whether changes are good or bad depends upon what sector of the industry is considered, be it buyer, seller, or agent. Sheboygan County displayed some significant variations from the overall trends.
According to the WRA, Wisconsin home sales experienced a significant downturn for the second consecutive month in April 2025, falling 10.4% compared to April 2024, even as the median price climbed during the same period.
Despite this monthly decline, year-to-date sales were down by a more moderate 3.5% compared to the first four months of 2024, buoyed by strong sales in January and February 2025.
Statewide, housing inventories saw a slight improvement, increasing 5.9% to a 3.6-month supply in April, yet this figure remains considerably below the six-month supply indicative of a balanced market, which would necessitate a 67% increase in current listings. Inventory levels varied across the state, remaining static in larger metropolitan counties, with improvements in micropolitan counties, and rising to a five-month supply in rural counties.
Putting Sheboygan County into perspective, home sales here in April 2025 totaled 84 units. Compared to 70 in 2024, that’s a 20% increase, opposite of the state trend.
The Sheboygan County Median Home Price in April, 2025 was $283,000. That figure was $252,450 in 2024, and represents a 12.1% increase. That’s the second-highest rate of increase within the Southeast Region, where Kenosha County led the way with a 22.5% increase in the median price.
Sheboygan County had a 3-month inventory of homes this past April; compared to April ‘24 which had a 2.7-month inventory, that figure increased by 11.1%. That is nearly double the state average increase.
The average number of days a listing in Sheboygan County was on the market before sale was 63 this past April. In 2024, it was 59 days, an increase of 6.8% in days before sale.
